On roofs older than 10 years, it is recommended that you have your roof inspected on a yearly basis as a minimum. It is highly recommended that you have an inspection completed after any bad weather events , such as a hail storm or a wind storm for example.

There are many signs to look out for that can indicate that you may need a roof repair or full replacement. Some of these signs consist of (but are not limited to): 

  • Aged, weathered or damaged shingles
  • A leak, or several leaks in your roof (you may see the water damage on your ceiling)
  • Split shakes
  • Damage from the elements such as hail, ice, snow, wind, UV rays, fallen trees or debris
  • Poor quality materials or installation

There are many signs to look out for that can indicate that you may need repairs or replacements to the exterior of your home. Some of these signs include (but are not limited to)

  • Cracks, loose or missing siding or soffit panels
  • Damage to your eavestroughs that is causing moisture to leak through and drip down too close to your home
  • Evidence of water damage inside your home
  • Feeling a draft inside your home
  • Mold growth, rot, and soil erosion

It is important that you contact your insurance company as soon as you’re aware of any damage to find out if it is covered by your home insurance. Your insurance company will then provide you with a claim number and send out an insurance adjuster to asses and quote the cost of the damage. The lifespan of your roof is fully dependent on several factors such as the materials used, the weather conditions that your home is exposed to, maintenance and repair etc. An asphalt shingle roof can last anywhere between 15-30 years, whereas a metal roof’s lifespan ranges between 40-70 years.
